Rick Benninghove was an excellent host and this unit was simply fantastic. Very clean and beautifully appointed, a modern and well considered remodeling had us hardly wanting to hit the beach the first couple of days. Much appreciation to the property owner for offering such a wonderful home. Our family greatly appreciated the trust placed in guests and we will definitely be back. Thank you both so much!
We had a wonderful stay at this beautiful beach house. The home was exceptionally clean, spacious, and had plenty of storage, which made it easy to unpack and feel at home. The pool was a great size and perfect for relaxing after a day at the beach.
The location couldn't have been better. It was an easy walk to the beach, as well as shops, restaurants, and bars, so we rarely needed to drive. When we wanted to explore more, the trolley provided a quick and convenient ride to downtown Sarasota.
Rick was an outstanding host and property manager. He was always quick to answer our questions, easy to communicate with, and made sure everything was well taken care of throughout our stay.
Overall, this is a fantastic property in an excellent location with excellent management. We would definitely stay here again and highly recommend it to anyone looking for a relaxing beach getaway.
May 2026 will be our third consecutive vacation in Beachplace 8105, the first being May 2024. We were delighted with the unit on all occasions, and this has not changed after another month there. The unit is is a stunning position being beachfront which is easily accessed using the single flight of steps directly from the unit terrace.
The complete renovations Beachplace 8105 had in 2017 have been completed to a very high standard and obviously all renters use it with care, respect to the furniture as everything is still immaculate. I must congratulate Rick from FGCVR as he must somehow control and vet the applications of renters to continue to keep the unit in such immaculate order. Our Daughter and Granddaughter joined us for the last week of our vacation in May 2025 and we missed having them with us again this year, but GCSE’s must prevail!
After agreeing an arrival time, we were met by Rick who ensured that we were very happy with the condominium and level of cleaning which was superb. Once again, we give Beachplace 8105 AND the hospitality by Rick and Katie a 5 Star rating, and so much did we enjoy our vacation that a reservation for May 2027 will hopefully be booked very soon.

My husband and I found the perfect winter residence. This place has it all. 4 bedrooms so we could have family visit and wonderful views of the Gulf/Beach and Bay. The Ritz Beach Club membership made our stay so relaxing. Can't say enough about this place!
This was our 3rd year to stay in BP-3-205 and for us it is one of the best.
We have always arrived late at night due to our flight schedule but Rick Benninghove has sent in advance all the information we need from arriving at the 24 hour guard gate to the guard opening the building door to allow us to go to condo. All explained by Rick.
Opening the condo door to a spacious 3 bedroom extremely clean and all furniture well maintained. Comfortable beds and all nice size rooms. The kitchen has everything you need for cooking including good grills and a Blackstone.
The Beachplace grounds are awesome ...well trimmed and maintained. A beautiful view from the balcony with a side view of the Gulf. The pool is the best ever with lanes for swimming laps, covered kids pool and adult hot tub. All very clean and managed.
The Clubhouse is another plus with a really good fitness center.
All very short walk to both beach and pool with umbrellas and chairs on the beach for you. Especially nice not to carry them to the beach. Just walk or sit and watch all the dolphins playing in front of you.
We have always booked thru Rick and we know if there is a question or problem, he answers promptly and takes care of it.

The beach was beautiful and never crowded. They set up umbrellas and chairs every day, which was very nice. The people who work at the complex are very warm and friendly. The host was also very friendly and responded quickly to any inquiries (though we didn't have many because everything went smoothly). Would definitely recommend staying here!

The added information regarding the parking pass and local attractions was appreciated. The pictures online were beautiful and accurate- the condo itself is- just beautiful! Information inside the condo regarding local hospitals, the trash chute location, and turtle watch procedures were also appreciated. Overall an excellent experience! We spent 10 wonderful days at Ingrid’s home with our 3 young kids. First, the location is ideal: quiet neighborhood right by St. Armand's Circle (with plenty of nice restaurants, cafes and shops), 10 min walk away from the beautiful Lido Key beach. Then the house itself is well decorated, super functional, very well equipped. Great kitchen to cook and hang out, cozy living room, comfy beds in all bedrooms, beautiful heated pool. Ingrid was very responsive and went even beyond our expectations providing a high chair and pack-and-play for our little one. This was one of our best experiences with an Airbnb rental.
My family spent December 2024 at Beachplace in Longboat Key. The place was great. Bravo to the team at Beachplace for repairing the damage from the two recent hurricanes. Many of the other buildings on the Key were not so lucky.
The unit was recently updated and very well appointed. Our stay was wonderful. I would highly recommend Rick and his team at Florida Gulf Coast Vacation Rentals.
Fantastic accommodation for my parents at 8-603 Beach Place from October 14 to Nov 15, 2025.
Rick met us when we first arrived at the property and explained clearly to my parents how everything worked. The Condo was fitted out to a very high standard and everything was very clean. My parents were delighted and really couldn’t have asked for anything more on their vacation. Should the rental be canceled at least 90 days in advance of the arrival date, a full refund will be given. If the rental is canceled for any reason 89 – 61 days prior to arrival the 30% of Rental Revenue will be forfeited. If the rental is canceled 60 to 30 days prior to arrival, 50% of rental revenue will be forfeited and 29 to 0 days, 100% of rental revenue will be forfeited. Registration fee and any HOA fee is non-refundable.

An advance deposit of 30% is required at the time of confirmation.

Extremely happy with our stay at BeachPlace. The condo was very clean and all utilities needed for a comfortable stay were there. Being an older couple, we found access to the beach and to the pool within a easy walk. Being beachfont, the views are amazing especially for sunset. BUT, what made this stay at BeachPlace most comfortable and pleasant was the earnest desire and immediate on going attention Rick provided. Rick was accommodating and resourceful throughout our stay. It was obvious he cared to make our stay relaxing and not eventful. Thank You Rick. Hope to revisit next April.

This home was exactly what my family of 5 was looking for in a rental. The pool and backyard was private and fenced in. We could walk to St Armand’s Circle in less than 5 minutes. There were 2 beaches within walking distance. One with a pavilion and the northern beach which is less crowded. They provide a wagon to fill with all the necessary beach gear. Pictures don’t do the size justice. We had plenty of room in the kitchen/dining/family room for us all to have our own space. Percent house and location!
Unit 301 in Building 3 at Beach Place. As usual, Rick did an outstanding getting the unit ready for us and attending to questions we had during our stay which were very few. The unit has a great view of the Gulf and the Pool area, very close to both and well worth the price we paid. We were able to check in a day early and also stayed an extra week which was handled by Rick in a very professional and timely manner. we highly recommend this location and also recommend using Rick and Florida Gulf Coast Vacation Rentals for any rental arrangements in the future.
