This condo is so clean and bright. So convenient to the Beach and Beachplace has every amenity you could imagine. We played pickleball and used the pool and beach almost every day. Easy access to St Armand's and downtown as well. We will be back.
This is the third time we've stayed at Beachplace but the first time at 8-105. We had a wonderful time thank you. Magnificent view from the living area and master bedroom. The condo is spacious, clean and comfortable with a well equipped kitchen. The view looks directly onto The Gulf with steps down to the beach and we were delighted to see dolphins/pelicans/Osprey and a host of other wildlife on a daily basis. A lovely swimming pool and hot tub. Rick is always on hand for anything you may need and does a great job. A ten minute car ride to St Armand's Circle where there's plenty of restaurants/bars and shops to choose from. Beachplace is a great place to chill out. We've already made a reservation for next year so we highly recommend it.
This place is absolutely perfect. Incredibly spacious with a beautiful kitchen perfect for a large family getaway. We slept 8 comfortably here. The house is a very short walk from St Armands circle which is full of bice restaurants/shopping and a 5 to 10 minute walk to the beach. I would definitely stay here again.
We loved our time here. The condo had everything we could desire and the property was amazing. They set up beach chairs and umbrellas for us daily. The pool was large and refreshing. Thank you Rick for taking great care of us.
This was my first time renting from Florida Gulf Coast, and it was a very positive experience. Rick and Katie were there to greet me when I arrived. The apartment was very clean and well equipped and had beautiful gulf views. Rick helped me connect to the internet and helped me set-up my Roku, which was much appreciated. He also was very responsive to a few issues that cropped up in the early days of my stay and resolved the few concerns that I had in a timely and professional way. I was very pleased with my stay and will be renting from them again for the 2023 season. My understanding is this owner only rents 1 x per year in winter, so I was lucky to rent it.
We had a great time! Place was clean, great location with lots of things to see and do. We will definitely go back. Rick was very friendly and accommodating.

Cancellation Policy
Should the rental be canceled at least 90 days in advance of the arrival date, a full refund will be given. If the rental is canceled for any reason 89 – 61 days prior to arrival the 30% of Rental Revenue will be forfeited. If the rental is canceled 60 to 30 days prior to arrival, 50% of rental revenue will be forfeited and 29 to 0 days, 100% of rental revenue will be forfeited. Registration fee and any HOA fee is non-refundable.
Deposit Policy
An advance deposit of 30% is required at the time of confirmation.
I can't say enough wonderful things about this property! If I have to pick my favorite aspect of this AirBnb, it would have to be location. Only a block from Saint Armands Circle with all the restaurants, shopping and ice cream minutes from your front door. Walk from your front door in the other direction and you are on beautiful Lido beach. Another direction and you can kayak the mangrove tunnels. Quick drive over the bridge and you have a centralized location for Downtown Sarasota or pop over to Bradenton, Siesta Key and even Venice for dinner. This introvert/indoor family only spent our time outdoors and walking around the beautiful island. The house and property are the perfect size for a family vacation with children. Not too big to get overwhelmed with keeping tidy, but definitely not small and everyone has space. Hosts provided everything we needed for the household and plenty of equipment to take to the beach or on a quick bike ride! We are already making plans to make this our "summer spot" for years to come!!
The condo was beautifully updated and decorated. Two balconies overlook the Gulf and tennis courts. It was in a great location on the beach, a walkable neighborhood close to restaurants, CVS, and Publix. Whole Foods was not a bad drive to Sarasota. Tennis and pickleball courts were on site. The office managers and residents were very friendly and invited us to Friday night socials and to join them in playing tennis or pickleball. The kitchen was well stocked. Rick was friendly and accommodating. We would definitely stay again!

We have just completed a one month tenancy at Beachplace, building 2, unit 402 on Longboat Key with Rick Benninghove as the agent for the owner. We found him at all times to be attentive to our every need and extremely professional in the management of his business. We would definitely rate him as a 5 on a scale of 1 to 5 with 5 being the highest.
